Infrastructure, Green Construction & Layout

 SONTERRA is a fully gated and secured community. Within its walls are 85 one - and two-story villas with underground utilities, flagstone streets and paths paved with sturdy but forgiving crushed granite for easy walking.

Single-story, Casa Bonita and Casa Margarita models feature two bedrooms and two bathrooms, average 2050 sq. ft. under roof, not counting roof terraces and back patios, and include a deeded share of 1% of the common area, for a total of approx. 5,184 sq. ft.

Two-story, Casa Nubes and Casa Paloma models offer three bedrooms and three bathrooms, average 2,580 sq. ft. and also include a deeded shared of 1% of the development’s common area.

The villas will be arranged around a spa/pool/clubhouse in the center of the development. The villas and common areas will be laid out and landscaped to maximize privacy and preserve natural views of the surrounding Sierra Madre Mountains and high desert plains.

Genuine 19th Century Construction

The San Miguel area has been a designated Mexican national historic treasure since 1926. Therefore, construction of the villas will incorporate the traditional San Miguel style of Spanish Colonial architecture, including vaulted boveda ceilings, natural tile roofing, and locally produced masonry and ironwork. However, modern construction methods and materials will be used for the core foundations, walls and roofs to ensure U.S. standard quality and durability. Large kitchens and bathrooms, American cabinetry, modern fixtures and appliances, satellite phone, television and high-speed Internet hookups, three-phase wiring, and under-floor heating system have all been included to meet U.S. Uniform Building Codes. SONTERRA Villas also comply with or exceed ADA standards and U.S. Green Building Program methods.

Green-Ecological Considerations

SONTERRA will incorporate advanced ECO-recycling systems that mitigate the development’s impact on local water resources and comply with stringent requirements for water purity, usage and discharge demanded by the State of Guanajuato and Mexican Federal governments. All fresh water will be heated by solar panels, taking advantage of the area’s abundant, year-round sunshine. Within the development, use of internal combustion engines will be limited to necessary delivery and maintenance vehicles. Transportation of residents within the development will be provided by electric golf carts, bicycles, and other low-impact vehicles utilizing an extensive network of soft paths designed to accommodate the ergonomic needs of walkers and joggers. Optional walled parking spaces separate from the residential area will be available for residents with private vehicles.

Amenities

All SONTERRA residents will have access to clubhouse facilities, pampered by courteous and qualified in-house staff. There will be regular shuttle transportation to and from nearby San Miguel de Allende and Dolores Hidalgo. Casa Bonita a Two-Bedroom Villas/Two Baths
Price per sq. ft. of roofed area:
$110.00 x 2092.07 sq. ft. $ 230,127 Purchase price plus Lot charge of $12,000.00 USD

Casa Nubes a Three-Bedroom Villas/2.5 Baths
Price per sq. ft. of roofed area:
$110.00 x 2580.27 sq. ft. $ 283, 930 Purchase price plus Lot charge of $12,000.00 USD

Dues: $ 295 monthly condominium fee will pay for staff of porters, bellhops, valet parking, shuttle drivers, security guards, gardeners, janitors, bilingual secretary, and day nurse. Also includes for individual water bill, transportation, landscape & clubhouse maintenance, common property taxes and insurances, basic clubhouse services such as showers/gym/lap pool/Jacuzzi and on-site Internet station.

Transactions can be made in four ways:
• Cash from savings, investments, etc.
• Purchased through an IRA / SEP/ 401(k) or 403 (b) *Professional Advice Recommended.
• Mortgage financed through an American Mortgage Broker with 30% down and 7.5-8.0% annually. They may require a US collateral on real estate.
• Mexican Financing options requiring a FM-3 Visa and a collateral deposit. Interest rates will be in pesos and over 12.5%.

Standard Purchase Steps:
• First: Selection of Lot and Model. (Released lots only)
On site placing 24 hrs. “Off the market” with $1,000 refundable checks.
• Second: Sign “Lot Separation and 30 days Refundable Deposit Agreement” requiring $10,000 placed in escrow at Bank of America in Austin, Texas.
• Third: Down payment of 20% at binding “Promissory Purchase of Property Contract” as well as a “Contract for Construction” based on customized plans, finalized for City permits. Concurrent signing will be in San Miguel de Allende at Notario Publico who will prepare the “Contract for Deed” and file it after approval of building permit and required individual permit to purchase Mexican land.
• Fourth: Payment 40% of sales price will be paid as disbursed in 7 installments through Allen Lloyd or Banorte Securities NYC as each phase of construction is completed. Trustee will update progress via email with photos and technical reports.
• Fifth: Final balance of 40% after walk-through inspection and conveyance of final “Fee Simple Deed” also prepared & filed by the Notario Publico. Immediate occupancy after funding. Condominium dues will begin.
